The Opaline Penthouse
This project is a penthouse renovation where the primary focus is reworking the ground and first floor layouts to better suit the new client’s lifestyle. On the ground floor, the existing open lounge area will be converted into two bedrooms, each with attached bathrooms and separate access, while ensuring privacy by blocking direct views from the entrance. The main lobby will connect both sides of the house, leading to the kitchen and utility on one side and a majlis-style living and dining space on the other, designed to accommodate large family gatherings of up to 12–14 people with flexible seating arrangements.
A key structural intervention involves replacing part of the existing staircase with a compact lift (approximately 1m x 1m) to improve accessibility for elderly family members, along with a revised staircase and landing configuration. The kitchen will be completely redesigned from scratch, including a new layout and island, and existing partitions can be removed for better spatial flow. The maid’s room access will also be repositioned for improved circulation.
On the first floor, the layout largely remains the same with six bedrooms and a master suite, but minor spatial corrections, bathroom layout adjustments (including orientation considerations), and wardrobe or partition refinements are required. One of the family areas will be designed as a flexible lounge that can convert into a guest bedroom using sliding or foldable partitions. Overall, the client is open to design improvements, and the immediate priority is to create accurate as-built and proposed CAD layouts for authority approvals before moving into the design phase.
