A 3,000 sqft apartment typically completes in 12 to 16 weeks, while a full residential renovation with structural changes on a 6,000+ sqft villa runs 24 to 36 weeks. You receive a milestone-by-milestone timeline before any contract is signed.
How much does residential interior design cost in Dubai?
For a Dubai residence of 2,000 to 8,000 sqft, interior design only on a new handover typically runs AED 150,000 to AED 400,000. Is project management included?

A residential interior contractor builds and installs: tiling, joinery, painting, fit-out. A residential interior designer creates the concept, specifies materials, commissions custom furniture and produces the technical drawings that contractors follow. Euphoria provides both, a concept-to-completion service that removes the coordination gap between them.

The 7 mistakes Dubai homeowners make before the first tile goes down

These are not opinions. They are patterns we have observed on the projects we rescued after another firm made them.

  • Choosing the firm before defining what you want from your home. A brief that says “modern luxury” tells a designer nothing. Map which rooms you use most, how you host, what frustrates you about your current home, and one space that made you feel exactly the way you want to feel. That is a brief.
  • Accepting a proposal without an itemised cost breakdown. We have spoken with homeowners who received a quote of AED 450,000 and paid AED 820,000 at completion. The firm did not defraud them. The proposal was simply so vague that nothing was ever actually agreed.
  • Treating lighting as a finishing detail. Retrofitting a lighting scheme after construction costs three to four times more than designing it in the original scope, and a home with layered architectural lighting operates in a different category entirely.
  • Not asking who will physically be on site during execution. Firms win projects with senior designers and execute with juniors briefed for thirty minutes. Ask who owns the project from concept to handover, and how often they are on site. At Euphoria, Amanda Dsouza personally oversees every home we take on.
  • Skipping the renovation assessment on properties over seven years old. A project that does not include a structural and MEP assessment is building a beautiful surface on an unknown foundation.
  • Prioritising the look over the logic. A kitchen that photographs beautifully but places the refrigerator opposite the prep surface will frustrate you twice daily for years.
  • Hiring on portfolio alone, not on process. Instagram does not show how a firm handled a structural surprise at week eight or communicated a budget variation. Ask for a specific example of a project that did not go to plan.

How to choose the right residential interior design company in Dubai

Dubai has more than 400 registered interior design and fit-out firms. A fraction of them are genuine residential specialists. These five questions separate them.

  • “Show me three residential projects in Dubai.” Not commercial work, not hospitality, specifically homes. A firm that pivots to its restaurant portfolio does not have enough home projects to fill three examples.
  • “Walk me through the first two weeks of a project, before any concept is presented.” You want to hear site analysis, lifestyle mapping, light study and spatial logic review, not “we create a mood board and present two directions”.
  • “What is specifically included in your proposal, line by line?” A single investment figure means you carry the financial risk. A legitimate proposal has itemised zones, materials, custom furniture, contractor management and a clear contingency note.
  • “Who personally manages contractors and quality control on site?” You want a name and a frequency.
  • “Tell me about a residential project that did not go according to plan.” Firms with real experience have honest, specific stories.

Our own honest example: in a 2023 Emirates Hills villa project, an unexpected MEP rerouting requirement added AED 38,000 to the original scope at week eight. We called the client the same day and presented three resolution options with itemised costs for each. That is what process looks like when the plan meets reality.

When to refresh, when to rebuild, and what it costs

The most important question at the start of any residential project is not “what do we want it to look like”. It is “what does the home currently do well, and what does it work against?”

Palm Jumeirah villa, 6,400 sqft. Brief: a home where our children grow up and our guests remember it.

Three children aged four to eleven and large family dinners every week. We redesigned the ground floor flow so the kitchen, informal dining and outdoor terrace operate as one connected zone, and assessed every material for both aesthetic quality and practical durability.

Downtown Dubai penthouse, 4,200 sqft. Brief: minimal but warm, not cold.

The client had lived in Scandinavian-designed apartments for eight years and found Dubai’s standard luxury offer at odds with how she wanted to feel at home. The restraint sits in the material palette; the warmth comes from proportion, light and texture.

Dubai Hills townhouse, 3,600 sqft. Brief: design for the premium rental market at AED 220,000 per year.

We worked as rental strategists and designers simultaneously. The townhouse was tenanted eight weeks after handover at AED 225,000 per year, above target and AED 38,000 above the community average for comparable properties.

Our honest admission across all three: the first concept we present is never the final concept. In every one of these residences the project got significantly better between concept one and two, because the client pushed back on something we had assumed. We are better designers when clients engage.

Emirates Hills and District One briefs lean toward full architectural renovation, usually because the properties are older and the layouts predate how luxury homeowners want to live today. Indoor-outdoor connectivity and kitchen-living integration are the two most requested layout changes.

Downtown Dubai and Dubai Marina penthouses and apartments have smaller footprints but higher expectations for material quality per square foot. These projects reward disciplined material editing, where three exceptional choices deliver more than twelve average ones.
